Program Updates: 2020 High Density Renovation Checklist

Built Green Canada's High Density Renovation Program is in pilot and maintains the same seven categories as the High Density New Construction program; it's contained within the same checklist and underwent the same 2020 updates (detailed here). The main considerations and differences are outlined below.

Section 1: Energy & Envelope

Energy Modeling – for all BUILT GREEN® HD Renovation Pilot projects:

  • To qualify for the BUILT GREEN® HD Pilot Renovations program, substantial upgrades/retrofits must be made to the following energy-related building systems:
    •   Building Envelope (must include upgrade to at least 50% of walls; and/or 50% of windows and/or 90% roof); AND
    • Mechanical and Electrical Systems (must include at least two of the following: major upgrades to heating; cooling; ventilation; service hot water for entire building; and/or lighting upgrades for at least 50% of building areas);

Exterior Walls (50%+)

  • The existing building’s energy performance must be modeled with any approved government software, such as EE4, EQuest or CanQuest.
  • Where an existing building and an addition are present, both areas of the building must be included in the energy model.
  • The energy performance of the building’s upgrades and retrofits is compared to the prescriptive requirements of the energy standard used for modeling (NECB 2011 or ASHRAE 90.1-2010). All energy savings demonstrated will result from increased performance in these areas.
  • Existing building systems and elements are modeled identically between the design case and energy standard reference case according to industry-standard requirements, but must be included in the energy model.

Section 2: Materials & Methods

2.1.8       HD RENOVATION PILOT ONLY - Credit for reuse of building materials may be claimed. Reuse of building walls, floors and roof structure by area (m2) 50% for 5 points, 60% for 6 points, 70% for 7 points, 80% or greater for 8 points. Reuse will still apply to assemblies where wall and roof insulation, cladding, roofing and interior finishes are upgraded.

**The builder will have the choice of achieving materials points for reuse per the appropriate checklist items a la carte, Or, taking credit once for the reuse with the new Section II checklist item, and then documenting all new materials as they would for a new build.

Section 5: Waste Management

5.11        HD RENOVATION PILOT ONLY - Credit for reuse of building materials may be claimed. Reuse of building walls, floors and roof structure by area (m2) – 50% for 1 point, 75% for 2 points, 90% for 3 points. To claim credit, at least 2 points must also be achieved in checklist item 5.4 for the overall construction waste (50% diversion from landfill). Reuse will still apply to assemblies where wall and roof insulation, cladding, roofing and interior finishes are upgraded.

We know this is a time of transition with building code changes, and we will do whatever we can to support our builders. Should you have questions or require support, please do let us know.
